The Face of Evil! 21 December, 1988, Scotland's 911, I was there!

Not sure how this one got dated today, I wrote it a long time ago.

A cool day in Scotland, like most days in Scotland it was hazy, I had sold my prized 1969 Chevelle Pan Am 103Convertible for air fare to chase after a Scottish girl I had met on the beach in Florida. She was a tall blond who had been a ballerina and gymnast. You can imagine my excitement!

Foolish, 22 and enamoured with a tall blond, with an alluring accent I set out to see the world across the pond.

I arrived in late December, it seemed to rain everyday, the whole place was so green, so wet and so beautiful.  I nearly killed us both learning how to drive on the wrong side of the road, seems looking left while turning right is a bad idea in the UK, but old habits die hard.

I had been staying in Port Glasgow, a relatively small burg on the western edge of Scotland.  The news came that a horrible accident had occurred, many people in a small town south of us had been hurt by a plane that crashed.

As the news developed we all sat glued to the televisions, video of the trauma unfolded before our eyes. wreckage, bodies and chaos as the dead were being taken from the scene. I learned that many of the casualties were my fellow Americans.

I had never seen such carnage, I had never felt such fear. Fear, that is what the terrorist want us to have, Fear, that is what they feed on, what they live and die for.

As I watched what unfolded many years later on 11 September 2001 I felt the same sentiment, only this time it was with resolve. This time we were going to make them pay! They had come to America, and by God we were coming to get them!

Scotland is a different kind of country, no more proud and vengeful, no longer patriotic and strong. The days of Sir William Wallace have long wained and they have become lap dogs of the socialism that defile the United Kingdom today.

Their Plaid skirts are more indicative of a catholic school girl than a proud Scotsman!

Today they released the face of evil, the dirty little Muslim bastard that slaughtered 270 innocent people in the name of Allah! Today in the name of Compassion they turned him loose! Loose to prey upon innocents, loose to the admiring cries of evil, adoring, murderous fans like Kadhafi !

Compassion, they call it, where the hell was the compassion when this evil demon set out to kill hundreds of Americans, where the hell was compassion when this evil demon set a bomb on a plane with children and women?

Scotland; you cowardice bastards, you have succumbed to your enemies, you have been been emasculated by the Muslim hordes that invade you and defile your soil!

Rise up, Scotland! take back your heritage, take back your land, Scotland you are better than this, you Abdel Baset al-Megrahideserve better than the socialist state that has been thrust upon you!

You were once a proud people, This is disgraceful!

So here is the face of EVIL Abdel Baset al-Megrahi, an evil murdering Muslim Dog!

May he rot in HELL!

Had I the opportunity I would kill this evil dog myself! You cannot imagine the images seared in my mind of what this animal did! I was there, I saw it!

You cannot negotiate with terrorist, you must destroy them! You cannot appease animals, murderers and wild dogs, you must destroy them! Appeasement and negotiations are seen as frailties by these animals, you must seek to destroy them or be destroyed by them!

I'm a racist!

Back in 2008 I penned a article about The Truths and Myths of Fair Housing. In that article I pointed out what a scam and a farce the whole "fair housing" thing is. I also noted that true racism and discrimination is not what the "investigators" are looking for but money!

Since then I have seen even more of the most ridiculous claims of discrimination you could ever imagine. Literally I don't think a week goes by that someone doesn't claim we are treating them differently based on something they perceive themselves to be that we really didn't even notice. Once, based on a complaint from a neighbor we asked a tenant to please stop urinating outside their apartment, we were immediately accused of being racist.

Getting into the Wayback Machine I recall my nights in the early 1980's working at 7-11 in Columbia, MO. Over the years I worked there I grew tired of seeing people send their kids in with food stamps for a piece of bubble gum, after several trips the adult would come in with a pocket full of change and buy cigarettes and alcohol. Now in California you can just buy cigarettes and booze with your food stamps.

After a discussion with the manager we imposed a .50 cent limit on all food stamp purchases, this was mostly in an effort to eliminate the lines of kids with one piece of bubble gum holding up the progress at the register. Nearly immediately we heard protestations from patrons, oddly many claimed that this was racism.

Now some 25+ years later, seldom a week goes by that someone doesn't accuse me of racism, the term has become so mundane that is no longer has meaning. For the members of my family who are of multiple varying ethnicity's and races I regret that this term has become so ineffectual. Some of the most absurd arguments came with people shouting racism at employees of my small company who were themselves minorities.

Racism in it's true form is rare, it is an ugly cancer that when it does arise is easy to spot. Politics and greed are what drive most claims of racism today, politicians like Emanuel Cleaver looking for votes, claiming to have been spat upon when they weren't. Greedy opportunist looking for a target in a lawsuit, or greedy lawyers and contractors looking to find a means to justify their pitiful existence.

Today's political climate will label you a racist based on your views or political affiliation, further diminishing the words meaning and true ugliness. If you don't like a political stance of the President you are called a racist. In-fact this insanity lead to a whole new definition of the word;  “The modern definition of 'racist' is someone who is winning an argument with a liberal.” - Peter Brimelow.

Yet the term "race" has been watered down now from when I was in school to be widely defined as the human race. Reading a Wikapedia article on the subject one would think there were no differences at all. According to Wikipedia, races are no longer about appearance but about "social constructs". So I can be a racist based on your social construct, because the other notions were based on "fuzzy" sets of traits and the scientific community feels that the idea of race is often used by the general public in a naïve or simplistic way...

Once again, we are just stupid, naive and simplistic, and the liberal elites have all the answers. Poor dumb Gringo! I guess the times I have been called a cracker, pecker-wood or honky don't add up to racism.

Now we have "Hate Crimes", what is a hate crime? Mostly it is applied to a non-minority who commits a crime against a minority; but wait if we are no longer using the "fuzzy" sets of traits" then by which standard are we defining which is the minority. Is it just by those pesky "appearance" traits. What about "social constructs" if a non-minority is attacked by a minority who makes more money does that mean it is a hate crime because of the social constructs of income?

I had an employer once who had survived the concentration camps of the Nazi's, most of his family had been exterminated in the quest to destroy the Jews. One time an "investigator" came to investigate the claims of discrimination and met privately with him.... I can only imagine her gasps when he rolled up his sleeve and showed her his tattoo. Now tell me, what discrimination is!

 

I was once refused a job as a janitor at the University of Missouri Columbia, because (as they told me) they had to hire more minorities. Even though I had experience in the field, I could not be hired because I was not (as they perceived) a minority.

Because I am a conservative I didn't sue someone, or file a complaint... I found another job! I worked my ass off managing apartments,  cleaning houses, shoveling snow, mowing grass, painting houses, fixing plumbing, cleaning sewers and doing whatever the hell I had to do to make it.

Later I was turned down for jobs because I was over-qualified... Really I worked too hard, I know too much, WTF were you looking for? Did you want someone who didn't know how to do the job?

In 1990 I took a job with a huge real estate company in Kansas City, my immediate supervisor was a homosexual, (I'm sorry - Gay) he repeatedly invited me to engage in his lifestyle... Because I didn't he fired me which left me homeless and unemployed.

I didn't whine or bitch or sue somebody, I found another job and worked my way up!

Today I live in the shadow that everything I say and do is regulated by the all-seeing Federal Government, I can't advertise a house with a family room, because someone without a family may be offended. I can't market a house next to a church because someone who doesn't like God may be offended. I can't tell you this is a nice neighborhood, because someone else may think it is not. I can't tell you this is a family friendly area, because someone may not have a family.

So there you have it, I'm a racist, because I see differences. I know that this neighborhood or that area is a war zone and I know that certain areas of this city, Kansas City are full of violence and mayhem. But when you ask me I can't tell you, even for your own protection or benefit, because the laws don't allow me to. So Caveat Emptor, Buyer Beware. You may be buying a house in one of the most violent war zones in America but because of political correctness, I can't tell you squat!

I actually had a renter scream at me recently that we should have told him that he would be the only (insert description) in the neighborhood! REALLY? I'm sorry I'm not allowed to comment on the "Social Constructs" of a neighborhood!

When to use Single Listing Sites and how to make them work.

      Before writing this I read some other blogs on AR about single listing sites, most talked up the advantages but few told you how or when to use them. Frankly most single listing sites are hardly even seen by the major search engines and really the only advantage is to impress your clients.

Firstly and most importantly you must decide the purpose of your single listing site.

  • To impress your sellers
  • To attract targeted traffic
  • To improve your other sites ranking (more links)
  • To increase your presence in other markets

Impressing your sellers is important, and impressing prospective clients can be just as important in helping you obtain that listing.

Attracting targeted traffic is great but that requires niche marketing and a marketing plan.

Improving your other sites ranking is always a plus, but just building multiple sites that link back to you may not achieve that goal.

Increasing your presence in other markets is a great plan and if you wanted to target a specific neighborhood, town or type of property that can easily be achieved but search engines don't like new sites so a single listing site may be nearly useless until it has a history. You may have more luck with a site dedicated to a specific property type.

One fine example is my friend Catherine who sells horse property in Salem Oregon. By building a horse property specific website she has captured a large part of a niche market.

Another is one of my sites Raytown Real Estate , While this site is pretty basic I intend that it will eventually start to lead more traffic and leads my way for the city of Raytown, MO.

     Not every property will benefit from a single listing website. Your typical neighborhood listing that looks like most of the other homes in the neighborhood is hard to market apart from the rest. If 237 Whippoorwill is very similar to all the other homes on Whippoorwill, then making it stand out from the rest is very difficult.

The best candidate for a single listing website is one that can capture niche keywords and attract traffic based on its uniqueness. While I have many properties listed most simply don't meet the level of unique qualifiers that would attract the traffic I am looking for. Furthermore building a website without the time and ability to market it is a futile effort because it will likely not get noticed by the major search engines and will capture few keywords and thus little traffic.

Far and away my most effective single listing website is one I just built for a horse farm on Clinton Lake. This property offered so many unique qualifiers that building its own website was a forgone conclusion before I even had the listing.

I am now capturing traffic for many of those unique keywords and I am gaining ranking with many others. Keywords are how people search the Internet and how links are delivered by the search engines. Keywords I captured almost immediately were due almost entirely to the uniqueness of the property and also due to the marketing plan I put in place.

  • Lawrence, KS horse farm - Maybe not the most popular search, but I hold four of the top links on Google's first page.
  • Clinton Lake - this is a very popular search term and I now hold two links on the front page of Google search.
  • Rockhaven Park - Actually a fairly common search and very unique because it is a horse-friendly park on Clinton Lake located next to the Rockhaven Farm I am marketing. 
  • KU Equestrian Property - while this may not have been specifically targeted as a keyword combination it still gives me first page Google presence because of the Fact that The University of Kansas is Located in Lawrence, KS and the combination all comes together to give this website amazing Google Juice.

This property was the "Perfect Storm" of keywords, location and unique features that all came together to make it have amazing power as a single listing website. Whats more it will do all those other things I mentioned in the opening of this article.

  • Impress your sellers - (I built the site before I had the listing, to quote the seller... "I'm Impressed"!)
  • To attract targeted traffic ( Keyword traffic is increasing daily)
  • To improve your other sites ranking (Since by law my Brokerage firm must be mentioned in all advertising I am gaining more traffic from this website being directed back to my main website.)
  • To increase your presence in other markets ( I am now increasing my presence in the Clinton Lake and Lawrence, KS market, so that I expect to be working with other clients in the area. 

While all of this is great none of these keywords would have a bit of ranking without a massive effort of improving that ranking via social networks and links from other sites, including Loopnet.com, Youtube.com and dozens of others.

I made Loopnets Top 100 list!

How in the world did a guy from a small family owned company in Kansas City make Loopnet's top 100 list?

Hard Work!

Loopnet.com is arguably the most important and trafficked website for commercial real estate in the world. Whats more it owns the top search engine ranking for several other categories also. Google search for commercial real estate, investment property or even horse farms or land for sale and Loopnet.com pops up somewhere.

I've been a Loopnet user for many years, and I've found it a great source for marketing commercial real estate, equestrian property and investment property. While I use hundreds of other sites, Loopnet's resources are vital if you are in anything other than residential property.

So how'd I do it and what will I do with it next?

Almost every listing I get goes on Loopnet, I also link to my Loopnet profile and listings frequently. I promote those listings through multiple sites and social networks. I also Tweet every listing and share them on Facebook.

Now that I know I have been successful at what I am doing I will make sure to re-double my efforts to increase my ranking on Loopnet.com and make it pay off that much more!

The perfect real estate camera

One of my pet peaves is looking for a property for a client and finding that the agent only posted one or maybe three photos. It really baffles me that so many never even bother to post one photo on the MLS.

I know, your busy but really the single most common question from a prospective buyer is always... "Do you have more pictures" !

Many MLS services will allow as many as 25 pictures, some sites allow more. In some cases we are working with properties where it is very difficult to get a decent shot of the property due to its condition or the clients living standards.

In one such case I hired a photographer to shoot the property, I told her focus on the positives of the property and try to find the best shots you can. Unfortunately that meant few shots of the house and a lot of shots of the property, trees, foliage and the little pond out back.

For many years I just bought whatever camera I could afford, just go to wally world and grab a basic digital camera off the shelf and away we go. One camera I even bought because it was waterproof and I could use it on float trips, nice feature but hardly a useful feature in glamming your newest listing.

I started doing some research, I wanted something I could keep in my pocket, that wouldn't break the bank but would give me three very important features; zoom, wide angle and panoramic! I found just that camera in the Sony DSC-H55, while they had pricier models that offered GPS and Compass to tell you exactly where and at what alignment you took the photo I really didn't see any need for that stuff.

With a 25 mm, wide angle lens (the smaller the number, the wider the angle) I can capture an entire room even if it is only 8x10.Dream Home on Acreage With the 10X optical zoom I can zero in on a homes features from the street. (useful if shooting an occupied home for a lender about to foreclose).

With the amazing one touch panoramic feature I can point to the left, hold the button and pan to the right; creating a perfect panoramic shot without having to stitch them together on my computer.

I can also shoot some really great video for using in advertising videos, all of this in a pocket camera is simply amazing! Although the although the Sony DSC-H55 has an impressive 14.1 Mega Pixels it is really of little importance since most photos taken are downsized significantly for Internet use.

I love this little camera and $197.00 at Amazon it beats the heck out of a lot of others I've tried.

Craigslist Account on Hold? - New Rules!

For years I have used Craigslist to advertise all of my listings, both for sale and for rent. I have also often posted my real estate services in the "services" section. A  recent study showed that nearly a third of real estate buyers us Craigslist!

Recently my account was put on hold, after many attempts to correct the problem with nothing but form letters from Craigslist I opened a new account. Within a few weeks that account was also put "on hold" with no notice or explaination.

Frustrated, I tried again to contact Craigslist; even posting questions to there Facebook page... Nothing, just some more form letters from Craigslist. So I took yet another one of my email addresses and opened yet another Craigslist account.

I knew that they were cracking down on the porn and prostitution services and "personal" ads, but I sell real estate and rental property not perversion!

One of the problems with having a Craiglist account "on hold" is if you sell or rent the property you cannot get it to remove the ad from Craigslist! That not only poses a problem with potential buyers or renters, but if the property expired and is listed with another agent, you may have an ethics violation by advertising someone elses listing.

I was concerned, I didn't want to lose yet another CL account so I decided to do some research on the issue. I found that CL had imposed new guidelines including allowing you to post only one ad to any one catagory in any 48 hour span. The reasons seems to be (as we all know) the scammers that are so prevalent on Craigslist. The real estate and rental section is one of the largest sources of scams on Craigslist. Most every real estate agent or property manager has had someone steal their listing and offer it cheaper asking prospectives for personal information or getting them to send them money.

To add insult to injury, Craigslist actually prohibits you from posting a link to a "commercial" web site!

The problem with this plan is if I have 50 listings I can only advertise one of them every two days! That poses a problem for me because up until now CL has been one my largest sources of renters and buyers. Another issue with CL is that real estate is a cut-throat business and apart from agents stealing signs and trying to steal clients and listings, they (shock) have also been known to "flag" or mark other agents ads on CL as Spam to limit their ability to market. I know hard to believe huh!

My marketing plan said on Tuesdays I would post all available properties to Craigslist. I use hundreds of websites and do very well with some of them, but CL has been a HUGE source of traffic and a very successful source for renters.

I'm a premier agent on Zillow so I get pretty good traffic from that also, but it does not compare to what CL was providing.

Entrepreneur Magazine had an excellent article on marketing on Craigslist, that spelled out many of the do's and dont's of the site. With nearly TEN MILLION users a month Craigslist is a vital part of any advertising campaign.

Not only are you restricted by the account you use, but it has also been suggested that CL may be paying attention to you IP address and if many ads are posted from the same IP, you may get booted from Craigslist for that also!

Not sure what the answer is, but it is clear that my old marketing plan will not work with the new guidelines, my website traffic is off by about 30% and Backpage is not the solution, I literally get no traffic from Back Page, while my listings on CL have traditionally brought upwards to two thousand visitors per month, that number is now down to less than 200!

Avatar - Blue earth hippies and evil white guys!

So tonight I decided to watch this huge hit movie Avatar, since it was free on cable. I tuned in late, the movie had already started.

About ten minutes into the movie I saw the theme... Evil white guys were raping, pillaging and plundering the wonderful earth worshiping blue hippies who were at one with the planet!

Evil White guys (American Millitary) who called the loving, peaceful blue people "savages" were only interested in the unobtainium that was in the blue world. Vicious creatures that attacked humanoid blue things only did so because the humanoid blue things were stupid and childlike, they didn't understand the vicious creatures that Eatth Hippiewanted to eat them.

What a bunch of hippie BS!

After about ten minutes of this trash I had to turn the channel, I couldn't take it anymore. This was my second attempt trying to watch Avatar, the first time I found it so uninteresting that I just walked out.

How the heck does trash like this become so popular?

I miss John Wayne and Audie Murphy, once in a while we still get a decent movie from Clint Eastwood, but what will we do when this trash is all we have! Blue earth hippies worshiping floating jelly fish that look like cotton wood pollen!

What the hell is Hollywood thinking!

The only thing made of unobtainium in America today is FREEDOM!

Too Many Chefs in the Short Sale Kitchen

The short sale assistance company in Georgia referred the seller, who is in California, to a Realtor in Missouri to sell a property in Kansas with lender in North Carolina to buyer from Kansas.

The bank countered with an offer 10K above list, with the seller to pay an additional 7K at closing. The seller won't accept or decline the offer from the bank in North Carolina with the Realtor in Missouri for the property in Kansas without the approval of the short sale assistance company in Georgia who is working behind the scenes with the VP of the Bank in North Carolina and has not talked to the Realtor in Missouri.

The short sale negotiator in Texas is calling the Realtor in Missouri wanting an answer to the offer from the bank in North Carolina from the seller in California for the property in Kansas.
